Repair or replace your water heater?

Uses the common rule of thumb that replacement makes sense when a repair costs half or more of a new heater, adjusted for age. Typical lifespans: tanks about 8 to 12 years, heat pump units 10 to 15, tankless about 20 with regular descaling.

When a water heater breaks, the real question is whether the repair is worth it. The calculator above weighs the three things that matter most: how old the heater is, how the repair cost compares to a new heater, and whether the tank itself is leaking.

It is a starting point, not a verdict. A plumber who can see the heater may spot something that changes the answer.

The rules of thumb behind it

The 50 percent rule

If a repair costs half or more of a new installed heater, replacement usually makes more sense, especially on an older unit.

Age and expected lifespan

Tank water heaters typically last about 8 to 12 years, heat pump units about 10 to 15, and tankless heaters around 20 with regular descaling. Spending money on a heater near the end of its life buys less time.

A leaking tank

Valves, fittings, thermostats and elements can be replaced. A tank that leaks from the steel itself cannot be reliably repaired. That is why the calculator recommends replacement whenever the tank is leaking.

Repairs that are usually worth doing

  • Thermocouple, thermopile or igniter on a gas heater
  • Heating element or thermostat on an electric heater
  • Drain valve, relief valve or a leaking pipe fitting
  • Descaling a tankless heater that is running poorly

Before you decide

Get the repair and replacement quotes in writing, and ask whether the replacement quote includes permits, haul-away and code upgrades. Our water heater replacement cost guide shows typical 2026 prices.

Common questions

Is it worth repairing a 10 year old water heater?

A small repair, such as a thermocouple or element, can still be worth it. A major repair on a 10 year old tank is usually money better spent on a new heater.

How do I know how old my water heater is?

Check the rating label for a manufacture date. If there is none, the serial number usually encodes the year and month.
