Water heater thermostat replacement cost

Short answer

Replacing a water heater thermostat typically costs about $150 to $200 on an electric tank, according to Angi, and HomeGuide's wider range for common part swaps is $100 to $350. On most gas tanks, the thermostat is built into the gas control valve, so the fix is a gas valve replacement, which costs more.

The thermostat tells the water heater when to heat and when to stop. How it is replaced depends on whether your heater runs on electricity or gas.

Figures are 2026 national estimates compiled from published cost guides such as HomeGuide, Angi and HomeAdvisor. Labor rates in high-cost metro areas often run above these ranges.

Typical costs

JobTypical 2026 cost
Electric tank thermostat, replaced by a pro (Angi)About $150 to $200
Common water heater part swaps (HomeGuide)About $100 to $350
Gas tank: gas control valve with built-in thermostatAbout $150 to $550

Electric vs gas

Electric tanks usually have two thermostats, one for each element, behind the access panels. They are small, inexpensive parts, and much of the bill is labor and diagnosis.

Gas tanks usually combine the thermostat with the gas control valve on the front of the tank. Angi notes that a faulty thermostat on a gas water heater means repairing or replacing the entire valve unit. That is why a gas thermostat problem costs more; see our water heater gas valve replacement cost guide.

Signs of a failing thermostat

  • Water too hot or not hot enough, even after adjusting the setting
  • Hot water that comes and goes
  • A high-limit reset button that keeps tripping on an electric tank
  • On newer gas tanks, a status light flashing a sensor or overheat code. See our A. O. Smith and Bradford White status light pages.

Turn off the power at the breaker before opening an electric water heater's access panels. The elements and thermostats carry 240 volts.

If you smell gas, do not light anything or touch electrical switches. Leave the house and call your gas utility from outside.

DIY or pro?

Swapping an electric thermostat is a manageable job for people comfortable with electrical testing, with the power off and verified. Gas control valves should be replaced by a qualified technician.

Not sure how old your heater is? The serial number tells you. See our guides for Rheem, A. O. Smith and Bradford White, and use our repair or replace water heater calculator to see how age changes the math.

Setting the right temperature

After a thermostat is replaced, the setting matters. Many manufacturers ship heaters set at about 120°F, a common balance between scald safety and comfort. On electric tanks, set both thermostats to the same temperature.

How a technician diagnoses it

  • On electric tanks, measuring voltage at the elements to see which thermostat is not sending power
  • Pressing the high-limit reset and watching whether it trips again
  • On gas tanks with electronic controls, reading the status light code, then confirming with the manufacturer's test

If the tank is near the end of its life, a thermostat repair may not be the best use of money. Our repair or replace water heater calculator walks through the decision.

Getting a fair price

  • Ask for a flat price that includes the part, labor and the service call.
  • Ask the technician to show you the reading or the failed part that proves the diagnosis.
  • Check the heater's age from the serial number. A repair on a heater past about ten years deserves a second look.
  • Check the warranty first. Parts are often covered longer than labor.

Common questions

Can a bad thermostat make water too hot?

Yes. A thermostat stuck on can overheat the water until the high-limit safety trips. Treat that as urgent.

Why does a gas water heater thermostat cost more?

On most gas tanks it is part of the gas control valve, so the whole valve is replaced.
